Big View Ranch
It is a rare occasion when a ranch of this quality and size comes on the market, but the Big View Ranch checks just about every box to qualify it for just that kind of ranch.
As soon as you turn off of Highway 16 and enter it becomes apparent that attention to detail has been a top priority. The well-groomed white caliche drive takes you to the working headquarters where sits several metal structures that are constructed for specific purposes. Each of these buildings house a long list of exceptionally cared for equipment, tools, parts and vehicles. A detailed list with descriptions and dimensions are provided.
From this point, the road system continues throughout the ranch. While driving, along the way the road passes by a small pecan orchard that can satisfy your needs for fresh pecans as well as generate sales income. Across the road is a large coastal Bermuda grass pasture that can be for hay production or livestock grazing or both. As you travel on farther down the road the elevation begins to gradually rise as you pass by a large stock pond then the elevation begins rising at a steeper grade making its way on up to the top of the hill. Looking to the north, there is a rock lined pool then a very large pond and then another large pond. All of these bodies of water are maintained at a constant level from rainwater run-off and piped well-water.
Just past the ponds the road splits and taking the road to the north you approach the neatest retreat that you could imagine. Much thought, design and expense has gone into the development of this area with covered vehicle parking and full hookups for two large RVs. A covered area between the RV sites provides a separate full bath with shower and laundry and a massive limestone boulder for sitting, dining, climbing and conversation, as well as a fire pit and grilling area. All of this is situated beside the largest pond and beyond the pond is the BIG VIEW! Each RV site has its own personal space to sit back and relax and see the view and all of the wildlife that frequently visit. The wildlife includes Whitetail Deer, Birds, Ducks, Turkeys, Armadillos, beautiful Butter-flies and many more. In case of an emergency power outage, there is a 16 kw propane powered generator to provide continuous electricity to this area. Household water is provided from the public North San Saba Water System.
The pasture to the west of the retreat site is covered with large oaks, elms and mesquites. A natural draw runs across this area and provides native habitat to all of the wildlife. A deep water well that provides water to the ponds is located in the SW corner of this pasture.
As you make your way back down the hill to the working headquarters and into the south pasture the awesome all-weather road takes you by Billy Goat Hill where the resident herd of Boar goats dwell then on past another large pond and into the creek pasture. Most of this pasture has been left natural for the wildlife. There is another deep pond there and a narrow seasonal creek winds its way through the pasture. There are nice trees scattered throughout the ranch.
Everything about this ranch reflects years of loving care and hard work. Although the owner has only have a few goats on it and produced hay each year, the potential for it to be an awesome horse and/or cattle ranch is obvious.
As mentioned earlier, there are literally hundreds of thousand of dollars worth of equipment, vehicles, trailers, tractors & attachments, shop tools, 2 travel trailers and much more that is included with the sale of this beautiful ranch. I dont believe you would need to buy anything else for the operation and maintenance of this ranch. A list of these items will be provided upon request to qualified buyers.
There is much more to be said about this amazing ranch, but you just need to take a few hours and see it for yourself. In todays busy life, this ranch can be your place of solitude and relaxation, so schedule your tour as soon as possible. You will be glad that you did.
