Property Description
MAJOR PRICE REDUCTION ON THIS PRIME RECREATION PROPERTY!
LOCATION: This beautiful and remote ranch is located in the scenic Hill Country in western Travis County about 30 minutes east of Marble Falls or Burnet and less than an hour from Austin and a few miles south of Oatmeal, TX. The entrance gate is about 3 miles east of FM 1174 down Cow Creek Road and at the dead end of Mountain Creek Road.
IMPROVEMENTS: The Circle 3-S Ranch has been in the same family since 1950 and many memories were made. Now is the time for a new generation to make their own memories! The ranch has very minimal improvements. There is a cozy little house/cabin on a separate fenced 1.7 acres that has a kitchen, bath, pantry and a large family room that also serves as the bedroom. There is a large fireplace in the family room and a smaller fireplace in the kitchen. There are 2 smaller cabins that need a good bit of work, but seem to be fairly sound. A strong water well provides water to these. The 1.7 acres are fenced and completely surrounded by Wildlife Conservation property.
On the NW portion of the ranch, there is a historic old barn that could be restored. Another water well is near the old barn. It has been tested and the water is good and safe; it just doesn't have a pump on it at this time. The 403 acres are fenced on 3 sides. The south side is not fenced.
SURFACE WATER: Devils Hollow and some other small tributaries traverse the ranch and they hold and/or flow water much of the time. They are very scenic and offer some quiet and private get-away places to enjoy.
TOPOGRAPHY: As you would expect, the ranch has a wide variety of topography that ranges from gentle valleys and creek bottom land with a variety of hardwoods that include Pecan and Hickory to very steep hill sides that level out on top and offering spectacular views for miles and miles. The entire ranch supports a very dense cover of brush and trees, including various Oaks, Juniper, Mesquite, Elm, Texas Persimmon, Agarita, and a many varieties of native grasses, forbes and cacti. A small field is located in the NW portion of the ranch. The old barn and well are located there. The soils were tested to verify if they were satisfactory for a vineyard and they are. There are other areas on the ranch that could be cleared for a vineyard or some other crop-growing purposes.
WILDLIFE: If a particular kind of wildlife exists in the Texas Hill Country then it is probably here! The U.S. Government Wildlife Conservation Service wraps around the ranch on most of 3 sides and is several thousands of acres in size. The boundaries are low-fenced and the south boundary between the ranch and the conservation area is not fenced, so the wildlife has free-range of this entire area. Just a few species on this land are Whitetail deer, Rio Grande turkey, feral hogs, cougars, bobcats, raccoons, foxes and other similar critters and much more. I wouldn't be surprised if there are some exotics roaming around as well. Hunting will be exceptional!
SUMMARY: This ranch is comprised of 4 family-owned tracts and they would like to sell them all together. There are many potential uses to choose from for this amazing property! If it is for a family retreat, a hunting paradise, a wildlife sanctuary or a place to build your dream home, this is it. If it is for subdividing into smaller home site parcels or to develop in some other way then it is good for that as well.
