Property Description
For its size, this is one of the most unique and complete properties that I have seen in years. You have heard it said that dynamite come in small packages, well this property can be considered the dyna-mite of small properties.
It is located in a very private setting with 209 feet of frontage on the beautiful San Saba River. Access to the river is fairly steep, but there are concrete steps and pipe handrail that makes the hike pretty easy. There is also an awesome spring-fed pond on the property. The pond has a surface area of about a half acre, is very deep and stocked with catfish, bass and crappie. The spring is located just over in the neighbors adjoining property and constantly flows into the pond, keeping it full. The excess water runs out an overflow pipe and into the river.
Another unique feature of this property is that it has a building site that is above the normal flood plane with a view overlooking the pond and the river. Most properties of this size, either has river access and no building site, or a building site and limited river access. This place has both!
There is currently an older single-wide mobile home set up at the building site. It has a metal shed built over it with a covered back porch and parking area. One could utilize the current set-up as a weekend retreat, or have it removed and build a nice home or cabin in its place.
The land is fairly easy to get around on. A road provides easy access to the pond, or you can just take a little walking hike down the hill. There are several large trees including Live Oak & Elm and dense brush grows on the hillside that slopes down to the pond.
Electrical service is to the house and a pump is positioned in the pond that provides untreated wa-ter to the house and for watering the yard and fruit trees. Public water is available nearby and a meter could be purchased to provide treated water to the house, or a water well could be drilled.
The fishing is exceptional and it is a common site to see Whitetail deer, turkeys, ducks and birds galore. It will require some sweat and TLC to make this place all it can be, but there isnât another property of this size that can offer so much water for enjoyment, wildlife viewing and a place to build a home or cabin. You could also just bring in your own RV and set it up.
Donât wait around too long to check out this great property. I donât think it will be long before some savvy buyer makes it their own.
