DESCRIPTION: It is rare to find so much river frontage on this number of acres. There are over 7,000 feet of river frontage, thats more than 1.3 miles along the Colorado River, which forms the east boundary of this ranch. The north end of the river frontage is some of the deepest part of the Colorado River in this area. The western side of historical Red Bluff Crossing, an old wagon and military crossing, is marked by old stone pillars located at the rivers edge. Evidence of Native American occupation in past centuries is supported by found mortar holes in the rocks, stone tools and flint projectile points. The land is gently sloping bottomland along the river changing to hilly and steep terrain with a couple of hillside ridges and elevations up to 1,220 feet. Many sites offer stunning long-distance views of the surrounding countryside and Colorado River. About 30 acres is in improved pasture, mostly open, and covered with coastal Bermuda and some native grasses. The native pasture has good turf of grasses and excellent hardwood tree coverage including pecan, live oak, post oak, blackjack oak, shin oak, hackberry, and elm. The ranch has a moderate to dense cover of cedar, mesquite, persimmon, agarita and other native brush. There is an area along the northwest boundary that comprising about 15 acres that was quarried in previous years for rock. There are various size rocks still lying on the surface. Currently there is no quarry activity on this part of the property.

EXISTING IMPROVEMENTS: Old ranch house with attached carport, barn and storage shed that are in poor condition and offer no significant value. Perimeter fencing except along river, some cross fencing that ranges from fair to good condition. Electric Hookup for RVs at campsite.
