There is an old 3/1 house that is in need of considerable repair, or replaced with a more modern structure. It is situated on the highest point of the ranch and has some nice views of the surrounding countryside. The old barn needs to be taken down, but has a lot of weathered lumber that could be re-purposed.
There are at least 3 stock tanks (ponds) that appear to hold water year-round. The tanks could be improved or enlarged and there are other locations where more could be built. There is no water well on the property. Previous owners pumped water from the large stock tank that is located west of the house. There are water wells on area ranches, so the likelihood of obtaining well water is good. Another option could be to install a rainwater collection system for household water. The Richland SUD Water System is nearby, but is at capacity and no new meters are being allowed at this time. Electricity is on the property.
There are many beautiful Post Oak and Live Oak trees scattered throughout the ranch and along the creek. There are 3 areas that were once used as fields and they are being taken over with Mesquite and white brush. These areas could be reclaimed or left as-is for wildlife habitat. The soils are a good mix of sandy and sandy clay loam. There are several good locations for hunting blinds for rifle and bow hunting.
