It is a well-balanced combination of open grass pastures and wooded pastures that offer shelter and shade for the livestock and wildlife. The ranch has very good perimeter and interior fencing. It is divided into 5 pastures. Three of the pastures are in native and improved grasses and total about 72 acres. The other two pastures comprise the remaining 76+/- acres and have fairly dense tree and brush cover. There is a trap pasture with a small set of pens located in the middle of the ranch. There are 4 stock tanks (ponds) located throughout the property, providing water for all of the pastures, making it possible to rotate livestock grazing or raising a hay crop in the grass pastures.
I am told that 2 of the tanks have some good fish in them and the hunting is very good! The habitat is ideal for Deer, Turkey, Dove, Quail & Duck hunting.
Access is directly off of CR 114 by way of a short public road to the gate. Electric and public water lines are at CR 114. After entering the property, there is a good road along the entire length of the ranch providing easy access to all of the pastures. The elevation rises gently from CR 114 to the back of the property and there are some really nice views of the surrounding countryside.
