If you are looking for privacy and a quiet country life then look no more, because this could be just the one for you! When you enter the through the remote opening gate, its a short drive to the headquarters. The residence is a renovated farm house that was built around 1907 (that's 115 years ago!) and still has most of the charm that it had way back then. The home has about 1,176 sq. ft. of living area, according to the San Saba CAD, with 2 bedrooms, 1 bathroom, kitchen, dining and living room and a large front porch.
A nice little stand-alone hobby shop provides a place to spend some personal time working on projects without cluttering the house. It has about 384 sq. ft.

The northern one-third of the ranch has terrain that is fairly level to rolling, but as you head south, the terrain breaks into a deep valley with a wet-weather creek at the bottom. The hillsides are very rugged and have a large amount of exposed sandstone that could be a source of additional income. At the bottom of the hills, the terrain is more forgiving along the creek. There are 3 tanks (ponds) on the ranch and they all have water, even after the ongoing drought. The owner currently runs cattle and maintains the ag-exemption. All mineral, water, surface, subsurface and wind rights will convey with the property. 2022 property taxes are $643.22 with exemptions and are subject to change annually. Property is located about 23 miles NW of San Saba or about 11 miles NE of Richland Springs.
This ranch has hundreds of oak trees all over it and elm and mesquite are mixed in with the oaks creating exceptional habitat for wildlife, such as deer, turkey, dove and other native game and wildlife. The hunting is outstanding!
