Property Description

YOU REALLY SHOULD TAKE A LOOK AT THIS PLACE!!
Very unique and just the right size to enjoy comfortably!
With a nice combination of wooded areas and open pasture, this beautiful property has much to of-fer! The wooded areas consist of Live oak, Post oak, Elm, Mesquite, some Juniper & bee brush. The open pasture areas are covered with native grasses and beautiful wildflowers. The terrain has a gentle roll and offers distant views in every direction.
There are two water wells on the property. One supplies water to the cabin and livestock. It is about 100 ft. deep with a submersible pump and pressure tank. It is an older well and is estimated to pro-duce about 5-7 gpm. The second well is about 3 years old. It is 1460 ft. deep with a 2 hp pump that will pump 10-12 gpm. The Richland Rural Water System is available to the property, but no meter has been purchased. There is one large stock pond on the property. Cap Rock Electric is the electricity provider.
The ranch has very good all-metal 8-strand barbed wire perimeter and cross fences. The yard and trap pasture fences are heavy gauge net wire. There is a nice metal barn that is open on each end and used for storing feed and equipment. It could easily be converted into a horse barn by adding stalls.
The cabin is one-of-a-kind! It was built in the mid-1930’s by the owner at that time who was also a rock mason, and the craftsmanship is excellent. The cabin has two bedrooms, one bath, utility/mud room, living room with a large opening into the dining and kitchen area. It was renovated and updated about 6 years ago and is in excellent condition. The exterior is a combination of different types of stone with interesting designs incorporated throughout the rockwork. It also has a beautiful rock fireplace with a stone mantle. The cabin is all-electric with central heating and cooling (heat pump). It has the original pine board floors, and insulated in every wall and the ceiling. All of the windows are double-pane vinyl Sears brand. The remodeling was done with an eye on efficiency and comfort with a “country” accent. The cabin comes with an electric range, refrigerator, built-in dishwasher, two wardrobes that are used for bedroom closet furniture, beds, stack washer/dryer, dining table & chairs, couches & chairs just to name a few. The outside furniture is also staying.
There is an old stone outbuilding with a concrete floor that was once used as a smokehouse. It has been converted into a great bunkhouse and a storage/tack room is attached to it. There is also a rock overhead water storage tank with an enclosed “cooler” room under it. It has an outside shower that is great for summertime use. A storm cellar, a cistern and wooden deck round out the outside amenities.
This is a wonderful small cattle or horse ranch with good deer hunting. The cabin is great for a family retreat or a home for a small family. Give us a call and we will be happy to show it to you.
The sunsets are awesome!!
